Entrepreneur Betty Simmons has lived and worked in Johnson County for more than 30 years and has a very broad knowledge of the area. She has helped hundreds of families relocate to the Kansas City area and worked with each family to find the best home to meet their specific needs.

In addition, Simmons was selected by her past clients as a Five Star Agent, which is the top 6 percent of all real estate agents in Kansas City for client satisfaction in 2008, 2009, 2011 and 2012. Simmons has also earned the RE/MAX 100% and Executive Club honors for sales multiple years.

Simmons has combined her love of technology with years of experience as a Realtor to create a unique niche in the local real estate market. She started Rental Home KC (RHKC) in 2005 to create an incubator for her real estate sales. She is also working with builders to lease their model and speculative homes.

“When other real estate agents were worrying about a down real estate market, I looked for a different way to create new business,” said Simmons, a Realtor with RE/MAX Best Associates. “I used my 20-year sales and technology background, along with my knowledge of the real estate market, to create my own business model. She and her experienced Rental Home KC team can take care of the entire rental process from start to finish. Simmons has helped many investors find a perfect investment property to buy, oversee the rehab and have it leased within days of the purchase. The RHKC team can assist with everything from marketing the property, locating great renters, thorough renter screening, coordinating move-ins, collecting rent and handling maintenance calls.

Increasingly, Simmons’ clients are homeowners who want to buy a new home, but also want to keep their current house as an investment property to diversify their investment portfolio.

“The growth of the rental business has skyrocketed over what I had originally anticipated,” Simmons said. “The synergy of combining home sales with home rentals has worked very well and I receive constant referrals from my client base. We help owners avoid losses from selling too low, providing income to cover their mortgage and expenses while they wait for a stronger sales market.”

Rental Home KC began five years ago with 10 properties for rent and has now leased more than 400 homes. The average monthly rental rate is $1,800 to $2,000. The increase in real estate rentals could not come at a better time, Simmons said. She is seeing a rapid increase in the number of people seeking houses to rent. Many are professionals relocating to the area for one or two years while others want to live in the area a year prior to buying.

“So many people are relocating to Kansas City,” Simmons said. “I meet people from all over the world moving to Kansas City for new jobs. We also have many owners relocating out of the area and want to return to their home in a couple of years. So, we assist them, too.”

Simmons was selected as an Olathe Chamber of Commerce Ambassador six years ago. She has served as chairman of the Membership Council in 2012 and will serve as vice chairman of the Ambassadors in 2013.

Betty has served on the Kansas City Regional Association of Realtors’ technology and property management committees. Rental Home KC is also an accredited member of the Better Business Bureau with an “A” rating.
