How Leasing Works

Renters, we offer our services to you a No Charge. Let us do the work for you! If you don't see what you are looking for, feel free to contact us with your requirements and we will find it for you. That is what we do best!

Besides homes for rent, we also have several opportunities to “lease with an option to buy” a new construction home in some of the fastest growing areas in Johnson County!  (Overland Park, Olathe, Lenexa, Shawnee, Desoto, Bonner Springs, and Gardner, KS)

If you need help with moving or relocation, we have a huge network that can  make your move easier and help you streamline the process.

Rental Home KC has assisted many military families relocate to the Leavenworth, KS area.

Application Process:
Just submit the application and pay a non-refundable $35/per adult fee for a credit and background check. Upon meeting the landlord's criteria, you are on your way to moving into your new home!

Fees, Deposits, and Rent Info:
  • Each person 18 years or older living in the home must submit an application and be a party to the lease.
  • Whether the application is accepted or not, any application fees paid are non-refundable.   We'll discuss your situation with you before you pay the fee to avoid wasting your money.
  • All approved applications are valid for up to thirty days.
  • The security deposit is normally equal to one month’s rent and must be paid in certified funds.   Additional deposit is usually required for pets.   We will tell you the exact deposit that will be required based on your situation and the lease agreement.  The deposit is due at lease signing and cannot be used as your last month’s rent.
  • The entire first full month’s rent is due in certified funds on your move-in date.
  • If you move in after the 1st of a month, your second month’s rent will be pro-rated.

    Inspections:
    Move-in Inspections are done at move-in to verify the condition of the property and the same type of inspection will happen at move-out.

    Responsibilities:
    The renter is to notify all utilities at move-in and move-out.  The utilities are the responsibility of the renter and are to be transferred by the renter into their name as of the first day of the lease.  Utilities are not to be disconnected at move-out, simply transferred back to the owner’s name on the move-out date. For your convenience, RentalHomeKC will provide a list of utility companies. It is the renter’s responsibility to mow and maintain the lawn unless otherwise stated in your lease agreement.
  • Insurance:
    The renter is responsible for Renters Insurance to cover the contents of the home.   The owner's insurance on the property does NOT cover your personal belongings or liablity.
